   2. Kitchen, Dining area, Balconies, Servant’s area :

   3. Toilets : Light coloured antiskid vitrified /ceramic tiles of

1. 1. All the open piping will be with PVC pipes of Schedule 80
      to ASTM standards and the Concealed piping will be of CPVC pipes of supreme/ Astra or equivalent.

      make TOTO /KOHLER / Equivalent and sanitary fittings of
      Grohe / equivalent.
   3. All bathrooms will have shower cubicle with toughened
      glass and HAFELE/equivalent fittings

      European closet of Jaquar or equivalent make

Modular kitchen as per layout will be provided, excluding appliances. Make Spacewood/Scavolini/Hacker/ equivalent. Sink ( Nirali / Franke/ Equivalent ) with faucet will be provided.

Branded Wardrobes in all bedrooms .

   2. Internal doors : Flush paneled doors, with hard wares of make HAFELE/ YALE / Equivelent.

Windows/ Door cum windows: Branded Aluminium System windows of superior quality with toughened glass. Make: Schucco/ Tostem/equivalent.

1. 1. Handrails for Living area balconies: Glazed with MS Frames.
   2. All other handrails and Stair handrails : MS grills as per the Architects specifications.

1. 1. Interior walls and ceiling: Two coats of superior emulsion of Jotun/ Asian Paints or equivalent over 2 coat putty and primer
   2. Exterior walls -Texture finish with water proof Asian/Jotun or equivalent
   3. Grills and hand rails will be finished with two coats of epoxy finish over one coat of epoxy primer.

1. 1. There will be one Indoor substation with indoor transformer, switch fuse units and panels as per the standards of KSEB and Kerala State Electrical Inspectorate with LT metering for independent apartments
   2. Switches/plug points/light points/fan points/ main and sub main boards will be provided. Switches, MCB, RCB of make Legrand or equivalent. General Lighting as per the architects design will be provided .
   3. All wiring will be suitable for three phase power supply through concealed PVC conduits and the best quality FIREX- Halogen free flame retardant wires of RR Kabel/ equivalent will be provided.
   4. There will be telephone points in master bed room, living room and family living . TV points in all bedrooms and family room.
   5. Cabling for high band internet connectivity will be provided in the apartment at specified locations.
   6. Exhaust Fans & Geyser in all Bathrooms.
   7. Solar PV for common area .
   8. One Electric Car Charging Point will be provided for each apartment.

Each apartment will have single quality water at all tap point.
Main Balcony area will be provided with separate point for garden irrigation.

All electrical points will be backed by diesel generator. Cummins / Equivalent. DG back up limited to 15 KW per apartment. Air conditioners will be under DG Backup.

The apartment will be individually centrally air conditioned with Samsung/Mitsubishi or equivalent VRV system for all the bed rooms, Living &family living room .

Centralized LPG network with individual unit metering .
